We Know Phoenixville Homes
Protect your Phoenixville home from water damage with expert stucco removal, moisture barrier installation, and durable James Hardie or CertainTeed siding systems designed for Pennsylvania weather.
Why Phoenixville Homeowners Choose Us
Many homes built in and around Phoenixville PA, especially in communities such as Sloan Road, Coldstream Crossing, and the Oaks area, were originally constructed with stucco systems that lacked proper drainage and weather barriers. Over time, these homes develop trapped moisture behind the walls, leading to rot and mold. Merman Construction Inc’s team of stucco remediation experts is trained to identify and repair these issues using proven systems that exceed Chester County building standards.
Each project includes full removal of damaged stucco, replacement of sheathing and framing as needed, and installation of a vented rain screen assembly backed by premium materials such as James Hardie siding, HydroGap drainable house wrap, and OSI Quad Max flashing sealant. The result is a weather resistant exterior that improves curb appeal and ensures long term performance in the variable Pennsylvania climate.

Our Stucco Water Damage Repair Process:
An Industry Best Practice for Stucco Remediation
Step 1: Full Assessment
Every stucco remediation starts with a thorough assessment of your home’s exterior. While some moisture issues are visible on the surface, others are only fully revealed once work begins. That is completely normal and expected with homes of this age in our area. What sets Merman Construction apart is that we walk you through everything we find as the project unfolds, so you are never caught off guard. Our goal is a clean, complete repair with no lingering issues behind your new exterior.
Step 2: Material Selections for Your New Exterior
Because remediation involves removing the entire failed cladding system, you will choose your replacement material before work begins. Most clients select James Hardie® fiber cement siding, engineered specifically for the mid Atlantic climate. Others choose premium vinyl or a combination with manufactured stone accents. We will show you completed projects in your neighborhood so you can see exactly how each option looks.
Step 3: Full Remediation and Rebuild
We strip the failed cladding down to the studs, replace any rotted OSB or plywood sheathing, and install Benjamin Opdyke HydroGap® drainable housewrap which drains bulk water 100x faster than standard housewrap. Every window, door, and penetration is properly flashed using HydroFlash® GP. No shortcuts, no hidden rot left behind.
Step 4: Final Inspection and Punch List Review
We do not call a project done until it passes our internal quality review and yours. You walk the job with us before we close out. Every item on the punch list is resolved before our crew leaves the site.

Customer Testimonials
“We made the right decision contracting with Merman Construction for our remediation repairs. From the first conversation with Steve to the final outcome our expectations were met. It was easy to communicate our needs and concerns, the contract was simple and fair and YES we will call them again.”
“After a home stucco inspection, it was recommended that I get some preventative work done to the front of my house. I received several quotes. Only after talking with Steven did I feel confident that someone knew what they were talking about and that the job would get done right. I want to reinforce that, as many people were good at “selling”, but were leaving out key areas of the home that needed kick-out flashing, gutters, etc. With stucco, this is not something you want to mess around with. Steven and Jana were great to work with during the estimate and quote process, and were helpful with me as a first time homebuyer. Many times it is hard to get someone to respond to questions, but Jana was always on it!
On the first day Steve showed up with his crew, he gave his cell number. This made it very easy to contact him with any questions that I had throughout the process. He didn’t tell me to “call the office” with questions. The crew was extremely impressive. They were at my house early each morning, and worked through some very hot days. You could tell that they were knowledgable in the work being done. I was impressed with the quality and attention to detail of their work. They even found some other minor issues while up on the roof, and took care of those for me (so many would have just ignored them because they weren’t in the quote). At the end of every day, they cleaned everything up and the house did not even look like an active work site. I can not say enough good about the crew- extremely professional.
Though the house was retrofitted with kick-out flashing and some new gutters, you would think it was original. It blends in perfectly with the rest of the house, and I could not be happier with the craftsmanship and quality of work by Steve and his crew.
I have already spoken with Steve another project next year, as I will definitely be using Merman Construction. It is hard to find a trustworthy, reliable, and quality contractor. However, this is one. I can assure you that you won’t be disappointed and you will be calling them back like myself!”
“The stonework done on the front of my home is a piece of art. The Merman team was amazing to work with, professional, incredibly helpful and did beautiful work down to every detail. The finish on the construction inside the home was perfect. I was comfortable leaving my house open and going away knowing they would secure it before leaving. I could not give them a higher recommendation.”
